W Hotels Worldwide Unveils Renovation Of Iconic W New York-Times Square

March 24, 2009 in All News, News By Region, USA and Canada, W Hotels by Timeshare & Fractional News

Inspired by the Bustling Atmosphere of Times Square, Renowned Design Firm Yabu Pushelberg Creates a Contemporary Cool Urban Escape in the Heart of New York City

W Hotels Worldwide, the hotel category buster and industry innovator, today announced the completion of a full guestroom renovation of the iconic W New York-Times Square. Developed in collaboration with the property’s initial designer, award-winning interior design firm Yabu Pushelberg, the renovation of W New York-Times Square combines form, function and style with cutting-edge design to create a cool urban escape in the heart of New York City. The renovation of W New York-Times Square represents a key milestone as the brand continues to update its initial portfolio while expanding into vibrant, primary destinations throughout North America and internationally. A New York-born brand, W Hotels Worldwide currently has five hotels in Manhattan and will open two new hotels in the area in the next year with the debuts of W Hoboken this spring and W New York-Downtown in early 2010.

“Innovation and transformation have been central to the W brand since its inception,” said Eva Ziegler, Global Brand Leader, W Hotels Worldwide and Le Méridien Hotels & Resorts. “As we begin to evolve the brand from a New York-centric phenomenon to a global powerhouse by tripling our portfolio in the next three years, the renovation of the iconic W New York-Times Square hotel is a key milestone in developing a consistent brand portfolio.”

One of the first W Hotels in the brand’s growing portfolio, W New York-Times Square debuted in December 2001 as an alluring and sophisticated escape, quickly establishing itself as the coolest place to see and be seen in New York. Seven years later, Yabu Pulshelberg was engaged to renovate the hotel’s 509 guestrooms and suites, which have been re-imagined to capture the energy of Times Square while providing a sleek and glossy refuge from the bustling city.

To create an urban escape perched high above the city streets, each room glows with dramatic highs and lows of light and color bringing an element of techno-glam cool. All rooms feature an innovative, modern, and highly functional work area, topped with a sleek metal and glass surface that supports the many needs of W travelers – where drinks can be shaken and stirred or emails can be scribed and sent under the focused glow of a sculptural lamp. At the window, a shapely, undulating lounger encourages chilling out before going out. In addition, each room offers guests a variety of entertainment options, from W Hotels’ signature “Munchie” Box (W Hotels’ re-invention of the traditional Mini Bar), retro-designed Tivoli radios, iPod docking stations, and large flat-screen televisions mounted for rotation to ensure comfortable viewing from anywhere in the room.

New design features in the bathrooms echo the aesthetic of guestrooms, making the space feel more expansive with sultry frosted glass doors and walls. The closet, washed in a bold flash of color, has been designed to fully organize guests’ wardrobes.

Fantastic Suites (W Hotels’ approach to a Junior Suite) take the techno-glam energy from guestrooms and enliven the space with expansive city skyline views set against a bold color palette that is magnified with a cool dose of electrifying blue. Featuring an abundance of comfortable living and lounging space, a sleek plane adorned with a flat screen television seems to float between the bedroom and living room, separating work from play with style and innovation.

Completely transformed, Sweat Fitness Center has been redesigned to provide health conscious guests with state-of-the art Techno Gym equipment including treadmills, elliptical and weight machines to provide a muscle-toning and pulse pounding workout. Attached to the fitness center, a separate stretching room provides an area for relaxation, stretching or private instruction by a trainer which can be arranged through the hotel’s Whatever/Whenever® concierge service. Additionally, six techno-glam guestrooms are now located on the same floor allowing fitness fanatics the ease of being only steps away from Sweat Fitness.

“New York is the epicenter of fashion, design, music and entertainment, all passions of the W brand” said Vera Manoukian, Area Managing Director, W Hotels of New York. “As the category buster and leading innovator, W Hotels will continue to refuel our cool in New York City with upcoming revitalization projects, including the renovations of W New York–Times Square and W New York–Union Square in 2009.”

With 10 years of proven success, W Hotels will triple its global footprint by 2011, with expansion into vibrant primary destinations around the world, from Paris to Milan, Barcelona to London, Santiago to Vieques Island, Dubai to Doha, Hollywood to South Beach, and Shanghai to Bali. W Hotels has forever changed the hospitality landscape with a series of industry firsts in the past 10 years, including: transformation of the hotel lobby into the W Living Room experience; introduction of the W brand’s signature Whatever/Whenever concierge service as a vehicle to fulfill every guest’s dreams; extension of the lifestyle experience into retail through W Hotels the Store; a sensorial multiplex experience with branded W CD compilations released each year; reinterpretation of the hotel mini-bar into the W “Munchie Box” to present the brand’s lifestyle point of view; and reinvention of the presidential suite into W’s “Extreme Wow” and “Wow” suites.

Hapimag Successfully Holds Its Ground In 2008

March 13, 2009 in All News, Europe, News By Region by Timeshare & Fractional News

Despite the difficult economic environment, Hapimag, the leading company in the European market for holiday rights of residence, was able in 2008 to build on its success of previous years, achieving 5.0 per cent growth and a positive result. The operating income – in the 2008 annual financial accounts stated for the first time in Euro – totalled Euro 165.4 million (+ 5.1%) in 2008. Although the good result from
operating activities was affected by the negative financial result, which was due to currency developments, at Euro 0.5 million it was nevertheless positive. As a joint-stock company organised as a cooperative, Hapimag is not profit-oriented and strives to attain a maximum degree of self-financing.

In the Hapimag holiday resorts, sales increased by Euro 5.1 million against the previous year (+8.5%) to Euro 64.2 million. The 3,068,000 overnight stays at the 58 Hapimag resorts in 18 countries generated an average capacity utilisation rate last year of 78.5 per cent. The increase in operating costs in the holiday resorts was mainly due to structural reasons (e.g. increasing personnel costs), but also external factors such as the development of energy costs, which led to greater expenditure for heating, cleaning and laundry. A total of Euro 4.3 million was spent on maintenance and repair work in the holiday resorts in 2008.

The Sales division generated net revenue of Euro 35.2 million from the sale of shares and right of residence products, a year-on-year increase of 7.2 per cent. Despite the unfavourable currency situation, the key markets of Germany and Italy developed positively. Revenue from sales activities enabled living space to be increased moderately and the buy-back of shares to continue.

Thanks to the revenue from annual subscription charges, in the area of properties further measures for maintaining and improving the quality of living space were again financed from Hapimag’s own resources. In 2008, Euro 39.0 million was invested in renovating and extending the holiday resorts. Depreciation remained stable at Euro 32.0 million, equivalent to 51.1 per cent of revenue from annual subscription charges.

The high equity ratio (56.5%) and the company’s equity capital base (79.3%) confirm Hapimag’s solid structure. The free cash flow improved in 2008 from Euro -10.8 million to Euro -7.5 million. The reason for the negative free cash flow was, as in the previous year, the high level of investments of Euro 41.9 million (2007: Euro 53.2 million), for example in Hörnum, Binz, Dresden, Salzburg and Burnside Park, among others, and the buy-back of 8,268 shares totalling Euro 17.4 million.

At the end of February 2009 after a construction period of two years, the third holiday resort on Sylt/Germany was put into operation in Hörnum. With regard to the architecture, furnishings and equipment, as well as the offer, the resort provides an indication of Hapimag’s future direction.
In November 2008, the foundation stone was laid for the new city resort in the reconstructed heart of Dresden. The ‘British Hotel’, being rebuilt with its historical facade, will, after its probable completion in 2010 as the eleventh city resort, complement the exclusive offer of Hapimag city destinations.

After Hapimag had already taken new paths in the sector with the introduction of new General Terms and Conditions of Holiday Share_21, now providing for the buy-back of right-of-residence shares, the system will also undergo further modifications in 2009, for example the possibility of booking stays in all holiday resorts on a day-by-day basis. And in the medium term, Hapimag wants to satisfy its members not only with regard to their holiday wishes, but increasingly also by helping them to organise and achieve their own individual lifestyle.

Hapimag is number 1 in the European market for holiday rights of residence. The company was founded in 1963 as a Swiss public limited company based in the Canton of Zug in Baar and today has approximately 140,000 members. On purchasing shares, members can choose from among 58 holiday resorts with more than 5,400 apartments and hotel rooms rent-free based on a points system. The resorts are located in 18
countries in Europe, Africa and the USA. The company has around 1,700 employees worldwide.

Citadel Trustees Ltd. Granted Part IV Permission By The UK Financial Services Authority

March 3, 2009 in All News, Europe, Hutchinson & Co Trust Company Limited by Timeshare & Fractional News

Citadel Trustees Ltd (Citadel) is pleased to announce that it has recently been granted Part IV permission by the UK Financial Services Authority (FSA), which means that, on behalf of its clients, it can now carry out certain regulated activities in the UK under the terms of the Financial Services & Markets Act 2000, thus enabling the company to expand its B2B services to a much wider client base.

Joy Pope, Director, commented “The authorisation process is long, detailed and expensive, involving a very rigorous investigative program with the FSA which, together with the consultancy process, has lasted well over 12 months, and Citadel is very proud to have been granted this permission.”

In more specific terms, the permission means that Citadel can now be involved in the establishment and management of unregulated collective investment schemes and therefore Citadel’s clients will be able to bring their products to market in a fraction of the time it would normally take.

Joy added “As our clients have expanded their field of business into new and more innovative projects, their scope of activity has begun to reach out into projects involving an element of investment, pooled income or shared profits for their clients. It is not commonly understood that the marketing and sale of such projects to UK purchasers, outside the FSA guidelines, is a criminal offence and has resulted in many successful and otherwise reputable projects being closed down overnight.

Now, using Citadel’s FSA authorisation, all such projects may be launched and sold to UK residents, through Independent Financial Advisors (IFAs), very quickly and without fear of impromptu closure by the authorities.”

Citadel Trustees Ltd. is a fully owned subsidiary of Hutchinson & Co Trust Company Ltd. and was formed in 2007 as a specialist Trustee with a principle focus on emerging products, in particular those requiring stakeholder and escrow activities as well as Hotel buy-to-let schemes and other leisure related investment products.
